Job Summary
TheService Manageris responsible for maintaining the physical asset and providing timely, professional, and quality service to residents, while adhering to an approved budget. This position is responsible for the scheduling, supervision, training , and coaching of the service team. Other responsibilities include supervision of capital projects, monitoring of recurring capital replacements, resident follow-up, budget preparation, inventory management, preventative maintenance, and safety. Successful service managers analyze data, plan and implement new methods of service and expense control, and measure performance in an effort to achieve or exceed financial performance goals.
Qualifications
·    High School diploma or GED required
·    College degree, associate degree, or trade school preferred
·    HVAC certification required
·    Applicable Pool Operator License required
·    Working knowledge of HVAC, electrical and plumbing system, appliance repair, and carpentry skills
·    Strong communication, customer service, and leadership skills

Job Summary
TheRegional Vice Presidentis responsible for overseeing multi-site operations in one or more geographic areas.  A typical portfolio consists of six to ten properties.  The RVP is responsible for maximizing the financial performance of each asset and meeting or exceeding designated Key Performance Indicators (KPIs). From a regional perspective the RVP monitors personnel, marketing, leasing, collections, resident relations, resident retention, customer service, community maintenance, contracted services, capital improvements, administration, reporting, community safety, and legal compliance through monthly property evaluations. RVPs routinely evaluate pricing models, additional revenue streams, and market trends to accurately forecast future performance.  Successful RVPs demonstrate a strong sense of urgency, high level of energy and adaptability to a fast paced and changing environment.This position is located in Orlando, FL.

Job Summary
TheService Manageris responsible for maintaining the physical asset and providing timely, professional, and quality service to residents, while adhering to an approved budget. This position is responsible for the scheduling, supervision, training , and coaching of the service team. Other responsibilities include supervision of capital projects, monitoring of recurring capital replacements, resident follow-up, budget preparation, inventory management, preventative maintenance, and safety. Successful service managers analyze data, plan and implement new methods of service and expense control, and measure performance in an effort to achieve or exceed financial performance goals.
Qualifications
·        High School diploma or GED required
·        College degree, associate degree, or trade school preferred
·        HVAC certification required
·        Applicable Pool Operator License required
·        Working knowledge of HVAC, electrical and plumbing system, appliance repair, and carpentry skills
·        Strong communication, customer service, and leadership skills
·        A minimum ofthree yearsmaintenance experience and preferable one year prior experience as a service supervisor or comparable combined experience/education in property management or related industry

Job Summary
TheAssistant Superintendentis responsible for the supporting the Project Superintendent in the supervision of all field activities related to the physical construction and directing the daily progress of the work. Depending on the size, complexity and duration of the project, there will typically be two Assistant Superintendents assigned. Typically, one Assistant will oversee site work, foundation/slabs, framing, and MEP rough-ins, while the second Assistant will oversee drywall, interior/exterior finishes, trim outs and management final walks.

Qualifications
·    Assist in preparing agendas for all site meetings and issue meeting minutes.
·    Assist with preparing weekly schedule, and processing of all field paperwork.
·    Ensure subcontractor compliance with all testing requirements.
·    Ensure compliance with all certifications and building/fire department inspections
·    Continual physical inspection of all work performed and enforcement of all contract documents, plans and specifications.
·    Enforce all quality control procedures and standards.
·    Supervise all site employees as directed by the Project Superintendent.
·    Achieving daily schedule and goals set by the Project Superintendent.
·    Monitoring and ensuring jobsite and subcontractor compliance with Colonial Construction Services Safety Program.
·    Assist in meeting with Owner/ Lender/ Bank Inspector/ Independent Consultants as required.
·    Maintaining a clean project site.
·    Being thoroughly familiar with the requirements of the subcontracts, there­by identifying changes, conflicts, etc., that are beyond the scope of responsibility.
·    Post all changes, RFI responses, sketches and any revisions to the Contract Documents and ensure that the record set at the jobsite is current at all times.
·    Meet all turnover walk criteria/levels of quality, and schedule.
·    Direct punch-out crews on procedures.
·    Attend all weekly Subcontractor meetings to assess construction progress, quality, and safety.
·    Assist in preparing daily reports, job diaries, narratives, and all other regular and spe­cial documentation as determined by the Project Superintendent and by the project needs.
·    Assist in preparing the final close out report and lessons learned.
